AAPlus Electrical provides a full range of certified electrical testing and inspection reports to domestic and commercial customers throughout Milton Keynes and Buckinghamshire. As an approved NICEIC Electrical Contractor we are certified to test and inspect all types of electrical work including single and three-phase installation. As such we work for many estate agents based in St Albans and London, undertaking regular electrical inspections for new tenancy agreements and expired electrical condition reports, which are required to be renewed every five years. We also provide commercial electrical testing for chartered surveyors, the retail sector and serviced offices.

When arriving at your property, our electricians will present their NICEIC Approved ID card. Your engineer will then explain the testing procedure and notify you when power is likely to be switched off, before undertaking the relevant electrical tests.

On completion, the electrician who undertook the electrical condition report will then briefly run through their assessment and test results with you. If the electrical testing is failed, AAPlus Electrical will issue a free non-obligation estimate for the remedial works, so that the NICEIC Electrical installation Condition Report (EICR) can be passed as satisfactory.

Why are Electrical Installation Condition Reports (EICR) requested?

    • In a commercial environment, the landlord and employer have a duty of care over employees and the premises. Electricity at Work Regulations require that an electrical installation should be adequately maintained in order to prevent danger as far as reasonably practicable. An EICR provides evidence that these safety checks have been carried out and provides a prioritised plan for any remedial work.

Electrical Installation Condition Reports (EICR)

An NICEIC Electrical Condition Report, formally known as A Periodic Inspection Report (PIR) is a full electrical test and inspection, which is generally conducted at a 5-year interval. Every Milton Keynes and Buckinghamshire property should have its electrical installation tested and certified periodically, for insurance purposed and more importantly peace of mind.

An NICEIC Electrical Condition will reveal if electrical circuits are being overloaded, find potential hazards within the electrical installation, identify any electrical defective work which is out of regulation, highlight any earthing or bonding issues and to report on any potential fire hazards. The inspection would also include checking fuse or circuit breaker ratings and testing the RCDs to ensure they trip under fault conditions.

The outcome from the Electrical Condition Report will establish the overall condition of all of the electrics (a bit like an MOT on a motor vehicle). It will tell you whether it is satisfactory for continued use and will detail any remedial work that might need to be done, graded by importance with a recommended timescale.

AAPlus Electrical has been undertaking Electrical Condition Reports on a regular basis over the past decade. Our engineers undertake all NICEIC Electrical Condition Reports using Clik NICEIC software, from here the results are recorded and uploaded on completion of the inspection. The results are then uploaded at the AAPlus Electrical admin office, where the reports are checked, countersigned and sent out within 24 hours on the test.

Electrical Certificates and PAT Testing for Landlords

If you’re a landlord in Milton Keynes and Buckinghamshire or any other part of England, you need to ensure that all electrical appliances within the property you rent out has been PAT tested. Electrical safety certificates for HMO premises are legally required and in 2019, private landlords will also require Electrical Condition Reports to be regularly undertaken.

At AAPlus Electrical, our electricians are qualified Portable Appliance Testing Testers. Using Clik software as mentioned above, we undertake visual inspections and tests on appliances using PAT test machines and record the results. Items such as kettles, washing machines, irons, vacuum cleaners and so on are typical items that a Landlord should have regularly inspected.

Private Landlords

From the 1st June 2020, landlords will be required to have their rental properties regularly inspected and tested. This type of certificate is called an NICEIC Electrical Installation Certificate and is valid for 5 years if the electrical installation at the property is suitable and safe for continued use. These inspections must be completed by a certified and approved electrician
